I ASK BECAUSE I RECEIVED SEVERAL PHONE CALLS AND TEXT MESSAGES FROM WHITESTONE LAND ASKING TO PURCHASE MY 18ACRES IN JACKSON, LOUISIANA.

Joy, I can't speak to "any action" but I looked at well permits pulled this year to date and there are none for East Feliciana. That doesn't mean that something may not be going on. Possibly leasing. That would be evidenced in the parish public records. I suggest you ask around and see if anyone else is receiving offers and what they might know. Good luck.

You're welcome, Joy. The clerk of court should have a "Day Book" which lists recorded public records by date and the general category they fall in such as an O&G lease. The Clerk's staff should be able to get you started. You may have to look back several months. Those leasing minerals tend to wait to record them hoping to keep their efforts under wraps. However, this is a "race state" when it come to filing public record documents so they can't wait forever. O&G leases tend to be recorded in groups with weeks in between. Another route might be local law firms that have practices that include O&G and minerals. They usually are among the first to know something related is going. You might contact them and say you have received a mineral offer and may need some help. Then ask if they are aware of anything going on in the mineral space. I suspect that something must be going on or you would not be receiving that offer. Good luck.

I went to LSU. So did Skip. (I was in Honors Division.) You can trust Skip to tell you the scoop when the cat's out of the hat, so to speak.
I remember back when they first started leasing the TMS. I have an old friend from Broadmoor High (in Baton Rouge I graduated from there) . . . and my friend's family had signed years back with first land rush for the TMS in EF & WF . . . up near Mississippi.
I have no info on any new leasing.
That said, I have a good landman friend who's always wanted to do leasing in the TMS. Thing is, when a play comes along . . . everyone is asked to keep their mouths shut until they can ink as much land as possible before the pricing heats up.
So even if there is a so-called "new play" . . . or even a revisitation of the old play . . .
It will probably be the landowners who'll first know before the news hits the fan.
He's my two bits on the "come" line.
I lay odds there is or will be new leasing at some point in the future in the TMS due to the price of oil. Ergo, is this or is this not TMS leasing.
The fly in the ointment is the offer to buy the land. Most new land rushes to lease start with mineral leasing, not with land buying. And such leasing could stay in the shadows until the cat is out of the bag.
That said, due to Iran . . . and oil issues . . . etc. -- certain folks are expecting the TMS to be drilled one day . . . when they figure out how to make it work. They oil is there. No doubt about it. Now, it's just the technology to get it out of a tough formation that tends to sand in. Trust me. If they can figure how to get the oil out of the ground . . . they'll drill it. When/if that happens . . . who knows. Note also that you can sell your surface land and keep you mineral rights for 10 years . . . until the rights then transfer to the new surface owner. Also, if it's drilled and goes into production before that prescription runs out (I think is the legal phrasing or some such wording) . . . then in Louisiana, unlike TX, you will continue to retain the minerals, royalties, etc. for as long as production continues. Once production stops, you the 10-year ticking clock starts yet again.
Ergo, it's a complicated situation. In other words, if there is a hush-hush "play" going down . . . and that may or may not be true . . . then leasing is one thing . . . drilling and production is another. Even a good insider like Rock Man . . . wouldn't know for sure until new test wells are drilled and a new technology is engaged to open up the formation.
Hopefully, Rock Man will soon chirp up. He's solid. A good guy. He's helped me with my family's land up in Bossier.
Last tidbit. If you need the money, sell the land but keep the mineral rights. If you don't need the money, keep the land and the mineral rights and wait a year or two to see what happens.
Plus, keep us updated. If something's going on . . . the news will break on GHS . . . and we'll see Billy Bob Thornton doing his thing. (A joke. Love Billy Bob. Great guy.)

Just checked with one of my Chreokee landman friends. The red flag is the offer to buy the land.
YEP, Whitestone Land made 2 Offers to Purchase my land. I declined first offer $94K. they came in higher at $120K, I declined.
Last Text Said her Name is Liza, with Whitestone Land, based in Tampa Florida, and she said they have a "Presence" in Louisiana.
Whatever that means.

Joy, the offer could be about something other than mineral interest. For example, Whitestone could be assembling land for a data center. Your best bet is the public records at the Clerk of Court's office.

Finally getting on line to post on this topic. Thank you to Jesse Joyner for the kind words from his post.
I am assuming that you have both surface rights on the 18 acres in question as well as all the minerals under that acreage.
I have attached a PDF from ENVERUS site that shows East Feliciana Parish (with all its historical well control) plus the historical TMS Hz trend (blue dots).
Your Parish has had historical production from several horizons over the years - the most being from Frio Sands (around 5000') with deeper production from Wilcox Sands (10,000' range) and Tuscaloosa Conventional Sand zones (13-15,000').
The TMS Hz play is deep (13-16,000') with a lot of O&G in place - but historically it has been a very difficult play to pursue due to major drilling issues and uneconomic well results.
The only recent activity anywhere near your Parish has been just across the line in St Helena Parish (east of Bluff Creek) where Pruet Exploration has completed a very marginal Tuscaloosa Sand well (100 BOPD from 14,000').
The only interest in your acreage may be tied to a trend effort (like the TMS Hz play) or an operator chasing a conventional target (as noted above) that has been identified on seismic and/or existing well control.
Where is your acreage (Section / /Twp / Range)?

I was hoping to see some wells that could have some O&G indicators, but that doesn't seem to be the case in this area.
The green lateral in West Feliciana Parish is a 2019 Conoco Austin Chalk Horizontal well - completed as an O&G well after a large frac but abandoned after only 4 months of production (6800 BO). This well was probably making a LOT Of water.
Do you know if there has been any seismic shot in your immediate area?
I would tell the groups contacting you that you aren't interested in selling but MAY be interesting in leasing your minerals (for the right price). This should flush out if the interest in O&G related or if it is only a surface related interest.

I, indeed, understand. Your honesty and spot-on assessment is telling. Many may not fully grasp what you just posted on your own dime. That's hours of research . . . solid facts . . . powerful stuff.
Not sure what your hourly or daily rate would be if you'd been paid for this analysis. But I'm just guessing your opinion here today might be a 3 or 4 thousand dollar assessment for gobs of good LA Purchase folks.
