The state conducts a bid auction for lease rights of minerals owned by local governments, school boards and the state the second Wednesday of each month. It is a good indicator of development interest by location and, on occasion, by operator as some energy companies bid in their names and others use third party entities such as land companies. This is the only instance where the bonuses that companies bid are made public. And therefore, IMO, is a reasonable benchmark for bonuses that private mineral owners may expect to receive in the same areas. Be aware that an energy company values lease rights by a number of measures including sometimes quite specific locations and acreage size. At the very least the bids can be a good negotiating tool. State leases are good for one year unless the lessee chooses to pay an additional bonus to extend for an additional year. The bids therefore may give some indication of how soon an area may be tested or developed. I am posting this in both the TMS group and the Austin Chalk group to make members aware of the state auction. And although I have regularly posted the results for mineral tracts in the Haynesville Play, I do not plan to do so for the new groups. I will however assist any member who would care to know how to access the auction information with the stipulation that at least one group member post the results each month for the parishes in their Play.

Looks good, Joe. I'd like to add a few comments for those new to the site who may be viewing the bids for the first time. The five digit number at the first of a bid listing is the Tract Number. It is possible to look up a nominated tract prior to the auction to view the property description, the property plats and who nominated the tract. For most, the bid results are what is important. After the parishes where the tract is located comes the sections and then the townships. It can be confusing the way it is listed but using 42039 above for an example; Sections 1-33 are in T3S - R7E and Sections 4-9 are in T4S - R7E. After the s-t-r comes the tract size in acres. In this case 716.0 acres. Using 42038 as the example; Anadarko bid a bonus of $153.17 per acre for the 805 acre tract for a total bonus payment of $123,301.85 and a royalty of 22.5%. This is for a one year lease term. If Anadarko does not drill the tract in that time and wishes to extend the lease for an additional year they would be required to pay one half the original bonus or $61,654.95 State bids are the only public record where mineral owners can find bonus amounts. For all intents and purposes the bidder is setting a benchmark value for an area based on their bid. Good information to know when negotiating a lease.

In the past the companies would pay a lease bonus then pay a rental of 1/2 the bonus amount to continue the lease the second year, etc. All of that changed when they moved in and started taking leases from people that had no experence in oil and gas leases.
The State still requires that for the company to continue the lease the second year through the term that they pay a rental for each year they hold the lease. That is generally 1/2 of the bonus.
