Generally speaking (without knowing the other terms of the lease), it's a good offer.
South of 112 and just south and adjoing 167, between 71 and 167, in Deceember I leased 300 acs west of I-49 and north of 112 for 5yrs $300, $25% royalty. Indigo is talking to land owners along Hwy 165 around Woodworth I think same price this would be North of 112.

According to rumor, Midstates has picked up the acreage in the area between Zachary and Port Hudson around the Plains. That's the acreage that Pryme tried to do the deep Tusc project they called the Atocaha on. This well will be an Austin Chalk well and will be drilling before the end of the year. At least that's the rumor from a land owner in the area. So, if they have good luck with this one they may get interested in doing something in your area in AC on the acreage that they already have under lease.
It will be interesting to see what others can do with the chalk.
I noticed a rig today on the old Monroe well site West of Glenmora (Masters Creek Field). Does anyone have any information about this?
Not sure if this is the same location, but saw a Patterson UTI rig# 215 up on Melder Rd. yesterday. Probably about 4 - 5 miles NW of Glenmora. Where is the old Monroe well site located?

Perhaps I made a mistake calling it the Monroe well site. The rig that I saw was likely the same one that you saw Darrell; (on the Melder Rd.). I thought that was the Monroe well; knowing that it is on or adjacent to lands owned by the Monroes.
Addison Oil is trying a reentry according to gossip. They reentered the Monroe 1-a off of Boy scout Rd. last year and initially had 8000psi shut in. It was also flowing 3.1 MMCFD and 700+-. Have heard thru the rumor mill that the production has fallen to nothing. Just rumor. I haven't been back out lately. Again according to rumor it was a very expensive reentry. I hope the bad news is just rumor.
