LouTex Energy has offered $200/acre with 1/5 royalty for a 3 year lease on 60 acres (I have about 9 net acres of ownership) in Sect 15, 16N, 7W in Bienville Parish. Anyone know anything about them? And generally, what does the lease sound like in today’s market? Thanks.

Loutex was most recently actively taking leases in Lincoln, Union and Jackson parishes. In late summer 2015 they assigned those leases to a third party that is not an operating company. Loutex Energy appears to be a land company that acquires leases as investments either for themselves or for clients. Loutex Energy is "Active" and "In Good Standing" with the Secretary of State's office.
First off, there is nothing illegal or unethical about that business model. It's been around forever. Regardless of what company may obtain your lease in the future, they are bound by the terms. Secondly, your location is quite far from the development activity associated with the Ruston area (Terryville Complex). There has been little to draw my attention to your area other than a couple of HOSS vertical wells recently permitted by Sklar in townships 14N-6W and 14N-7W. Not that close to your location.
The terms of the lease aren't out of the ballpark in today's market, IMO. It's always wise to expect some wiggle room on terms and for an opening offer to be negotiable to some extent. 9 NMAs doesn't provide a lot of negotiating muscle but if all co-owners in the 60 acre tract were to work together you might do a little better. There is one thing you can do before making a decision. Make a trip to Arcadia and research the Clerk of Court's records to see if other O&G leases have been recorded recently. If Loutex's offer represents a small prospect you may find a few leases or none at all. If there are any other companies offering leases in your area, that would be good to know as competition always helps in negotiating terms.
