I got a call this week, Wed. Jan 21, from a guy that said he worked for Continental Land, but it was not the same Continental guy that has been working this area. He kept telling me how his boss had just called him into this area to finish up some leasing and wanted to offer me $2000 an acre for a 5 year lease with a 3/16 royalty for the small portion of my land in Section 19, T15N, R14W in DeSoto Parish. $2000, that's less than 10% of what this section was being offered 4 months ago.
Of course I laughed at him and told him CHK needed to contact me about my land in Section 18. I let him know that I had rode the Nelson 18 down and would do the same in section 19.

Rick hasn't seen any money yet. The well scouts show the well is a shut-in completion as of 1/6/2009. Even if they turned on the spigots the next day, first royalty payments would not go out until mid-to-late March at the absolute earliest, with leased individuals with CHK receiving those monies. Unleased mineral interests would likely receive a statement for well costs as soon as the well is tested and deemed productive; at the moment, the well test results have not been posted.

If Rick has received a statement, CHK is planning to produce the well. Rick, please post the first statement when you get a chance.
Even though the days of $20,000/acre may be long gone, never to return, I don't think $2,000 an acre is reasonable, given what we've learned about HS production. Maybe it is, but I'll have to be proven wrong. That said, 3/16 is definitely too little. And 5 years - no way. I told the guy trying to lease me that no one signs 5 year leases, and they haven't done so for probably 20 years.

We had another offer here in 21-15-13. I haven't yet talked to the landman, but one of the neighbors did, and the guy is offering to write a two month lease. Maybe I'm missing something but I can't see how that benefits me if they are planning to drill a well anyway. If they drill, and hit a dry hole, a two month lease would expire, but then so will most of the other leases in the section. I would have lost a bit of bonus ($2,000 based on the last offer), but that's it. If they drill and produce, a short two month lease does me no good because I would be held by production at a 20% royalty (based on the last offer). If for some reason they don't get to drill, a two month lease would expire, but, again, so will most of the other leases in this section, so someone else will be wanting to come in, or Exco will re-lease.

Am I missing anything here? I doubt it, I just have a hard time understanding why this guy thinks this would be something we might want to accept.
