I just received a flyer about a meeting at the VoTech campus set for next week. BIlled as "no cost, no commitment, no guarantee meeting to pool land for a better offer." Guest speakers are:

Sherburne Sentell, O&G attorney
Paxton Marrs, Landman for Haynesville Energy
Sam Makowsy, Host

Is this a ruse for a flip or is it a legit community-based effort??

I think I just answered my own question. The website for this effort says it all.

Here are a couple of quotes:

Was approached by an individual that was formerly associated with SWAMO about using Mr. Sentell. I was told that he was getting a 5 % bonus fee as to which I passed. Do not know the gentlman personally. Wonder if he is listed in Martindale Hubbell as possessing expertise in oil/gas/mineral rights ?

Mr. Makowsky was said to be gathering a fee free group as well as some of the others that have arrisen of late. Sometimes it just isn't as free as it feels at the time.

I must say that I do not have any details of these current trends. I can only speak of the past ones that I have experienced. Please use extreme caution with any of these groups. Especially the "free" ones. Including my own group. Never sign anything that you don't fully understand. The decissions we make today will affect us forever!
Many are masqerading as people that are looking out for your best interests, only to find out later that they simply used our friends and family to get to you and your minerals.They are flipping property or receiving a riding royalty for getting you signed.

If someone has flipped our worked for a % in the past , why wouldn't they still be doing it ?
You must ask the difficult questions if you intend to win at this play. Sometimes our vision can be skewed because of assumed friendships and past experiences. Everyone looking out for everyone else.That is the key to this game.
Mr. S. wanted 5% throughout and spoke down when I talked to him. Proceed with due caution.
Sorry to hear about that Mr.Heller , when are some of the area reps and leaders going to step up. Too many country club friends I guess to interfere.

I have heard a little bit about Mr. S from relatives in the area. I hear he is a very good attorney. But, I'm not paying 5% to anyone when I can pay an hourly rate.

Lawyers are necessary, but it is not necessary for me to throw $ away.
I am not a relative. I spoke face to face. He wanted 5% for the bonus and 5% for the royalties. He spoke to me as if I were beholden. I do not care if he is Perry Mason or Judd for the Defense. I do not care how many good old boys swear by him. I will be forced pooled before I will hear his routine.

Well boy howdy!!!!! Doyline just got off the hook for having the worst deal in history !!! Our Blue Light Special Deal was only 4% bonus/ 2% royalty. Mr. S really smoked that deal.
I am very grateful to this blog and the participants. It is evident that the circle of vultures are expanding. It now includes raptors feathered as morning doves. Good old Webster, top to bottom, will never be the same. Or should I say, the old game will have more players and a larger audience?
Thank you for helping to keep this area informed Mr. Heller. If you ever get tired of hearing people talking out of both sides of their head , try us out at SWAMO. I double dog dare anyone , to find a flaw in our approach. If you do find a flaw we will fix it and be that much more stronger! We are an open book with nothing to hide and we welcome any and all that are on the Haynesville Shale. Thanks again Mr. Heller.
Sam Heller. I am also NOT a relative. you are correct about the 5% on the bonus, incorrect about any percentage on the royalties. Sentell DOES NOT ask for any % on royalties. He is an expert in O&G as his late father was in O&G himself. Sentell has his own lease that is better than any that i have seen personally and that would be quite a few...He can be a little abrasive at times but if you knew him personally you would understand that he really is a good person. there have been times that he could have taken advantage of my family and our interests but he has always kept our best interest as first priority. he does have a letter of intent/employment that you can accept what he negotiates OR you are free to go with anyone else that you choose and at any time during negotiations. IF you are happy with what he negotiates for you (with his lease) then he asks for 5% of BONUS ONLY in return. That is my personal experience with him. I also know that he has passed on other opportunities to address the masses because he is a reputable lawyer and the GOOD lawyers will surely be bad mouthed by landmen and other parties that stand to lose their profits / interests when he is involved.
