Received call from  2companiies wanted to lease land in Natchitoches area.  One is Tall Pines? Other GEP Il LLC.  But I understand its Expand they want to sell leases to so why doesn’t Expand just direct negotiation??

Carol, Expand almost never leases themselves.  They hire land companies like Tall Pines.  Expand and all major O&G companies do not employ enough corporate landmen to handle large leasing efforts.  It's enough that you know that if you lease to Tall Pines Expand is highly likely to be drilling the wells that include your minerals.  If you lease to GEPH II, they will likely drill your wells.  I say likely because operators often swap leases because they prefer to drill their own operated units as opposed to being a non-op working interest in wells drilled by some other company.

Your area is a major step out from the currently defined Haynesville Shale fairway.  And it is good to have both Expand and GEPH II competing for your lease.  Competition always benefits the mineral owner.  Take your time, get experienced help and make the best lease you can.  You and your heirs will live with it for the next thirty years.  Good luck.

Thanks Skip. I just happen to have a relative that is a lawyer in the gas and oil business and he is currently looking over the lease thus I will get his feedback asap with any suggestions on changes or red flags nice bonus offered too

Carol, if you are looking for feedback from other Natchitoches mineral owners or would care to share what you are learning, I suggest that you post a discussion in the Natchitoches Group.  When we are dealing with location specific issues, the groups are the best place to get and to share information.  Here is a link to the group below. You would have to join the group to be able to post a discussion.  When someone replies in a discussion or chooses to "follow" the discussion they will get an email letting them know each time someone replies in that discussion thread.  It works quite well.

Tall Pine has been leasing in this general area for several months. While it hasn't been confirmed publicly, I am confident that Tall Pine is leasing on behalf of GEP II. When I last searched the Natchitoches Parish courthouse last week, Tall Pine has filed ~10,250 acres of new leases in this general area.  The sections highlighted in green on the map below are the sections where leases have been filed in the courthouse.  Your minerals (section highlighted in purple) are a bit of a step out to the East from their other leases, which is a big step out from the "legacy" Hayneville play.  You can see the existing Haynesville and Mid-Bossier wells to the West of the green acreage block on the map below.  GEP filed an order for a Haynesville well in Section 22&27-9N-9W, and the hearing is scheduled for September 3, 2025.  This is a big step out, so I am not sure what their plan is.

Ryan, could the leasing in this area be in search of the eastern extent of the Western Haynesville Play?  The step out distances are surprising for the "Legacy Haynesville".  Are you aware if any seismic has been shot in this area?

That is a great question Skip. I have no idea. I think there is seismic in this area, but I am not certain of that. I'm very curious what the results of the first well look like out here.
