I knew Encana was drilling in San Augustine County, I had forgot they were drilling in Nacogdoches as well. Julie, you are like a walking, talking Google.

Over 40,000 acres... the operators drilling Haynesville wells in A-17 are EOG, Exco, EnCana, Samson Lone Star and  XTO.

Well, I am not sure of any landmarks  or well names but I know it is in the Chireno A-17 survey

You would have to give me the survey name or abstract number.  If it is a large survey you need to give some landmarks near the mineral interest  to narrow down the search.   

You say "other companies" as if there is at least one company drilling near you.  If you will tell us who that is (with a well name if you know it) it will be easier to look at your specific area to see what is going on around you.

I appreciate the advice! I have been afraid of holding out for too long and then they drill around us. Is there any way to find out if there are other companies drilling nearby so we can have a better idea if there will be some competitors who would be likely to contact us in the near future?

The going rate is whatever you decide you are comfortable with.  The emphasis should be on the royalty and the closer you can get to 25% the better.  If the bonus is more important to you (cash in hand), you may have to give up a few percentage points on royalty to get a bigger bonus.  How much you can command depends on the size and location of the tract and whether there is any competition for your lease.  That is one reason for not contacting operators.  Let them come to you and take all the time you need to make up your mind.  And, I would suggest hiring a lawyer to help you.  The lease terms you accept may be something you will have to live with for a long time.
