That's what I was thinking.  Or land flippers and retaining mineral rights.  Sent me a very low ball offer to buy part of my land.   Looks like they no other land in Louisiana but in Vivian, LA.

Carthage based. Husband / Wife team? No idea what their business model / plan is.

Could be trying to get potential oil investment property?  But why buy and not lease.

They probably are unfamiliar with leasing.  And Texas folks dabbling in Louisiana minerals can be problematic.  Louisiana mineral law and regulations are materially different from those in Texas.  A lot of experienced Texas landmen had problems when brought over for the Haynesville Shale lease rush.  Buying is easier.
