Jffree, We are hoping to get some more detailed info in the next few days as to how widespread(through heirs) the ownership is. We believe that we found the link to the land through a Grandparent but we'll see for sure soon. I'll try to keep everyone updated so as to answer the question for the next person. Thank God for this site, if it weren't for GHS we would certainly be at a disadvantage. Thanks again for your help Jffree, it is always appreciated.

About the title work already being done...apparently they have done enough that they found you. That doesn't mean they found everyone involved or that it has been done back to the empresarios.

ALongview, my family also has land under water. two tracts under Toledo, one under Rayburn. The surface belongs to: Toledo=Sabine River Authority; Rayburn=USA (US Army Corps of Engineers). In both cases title of the minerals remains with whoever conveyed the land to SRA or C of E. The only thing tricky about it is that it has been forgotten by younger generations and may have heirship questions. Example: If your grandpa conveyed the land and had six kids, and they had several kids each, you can see how many people may be involved in actual ownership of those mineral acres. We have nine acres under Toledo which probably has around 15 heirs involved at this late date. On the other hand we have 140 ac. under Rayburn which only has three heirs and is accessible from land.
As to bonus and royalty, I wouldn't take a smaller offer just due to the fact that it is under water. If it was inaccessible they wouldn't be making offers on it in the first place, don't you think? If it is accessible then it is worth what you get for dry land minerals. We have leased all of our underwater acres at one time or another and have always been paid the going rate.

We just received a letter and lease from Endeavor out of Houston regarding 370+ acres under the lake in A-155 and A-53. We didn't know anything about this at all. The bonus is low and the royalty is 1/5th. What is the story on title on land under the lake? I have heard it can be tricky, is that true? Does this lease offer mean that the title work has already been done? We leased another 175+acres to Devon(on land) not far from the area so ownership is not out of the question but when it comes out of the blue, how do you klnow what to think or do? ANy hwlp would be appreciated.

Sandstone, my RigRunner source has been up north for two weeks. I guess we'll have to go see for ourselves or send someone :) unless someone has a current rig locator??

Haven't heard anything about the Donner lately...but I have someone I can ask. I'll see what I can turn up.

jffree1, have you heard anything about the Donner in Sabine Parish? The latest posting on their board said the drilling rig was moving off. Do you think they are moving off the more expensive drilling rig and moving in a pulling unit to perforate and do their testing?

Also, the latest on the Murry is they are completing the pipeline and almost ready to start production. The Olympia well is still in trouble and they will probably move over and drill another well.

Also, Chesapeke has a lot of surveying crews surveying for pipelines and have started a new well site close to Converse but it isn't permited yet.

Yes, but thanks for the response. The grapevine said today that EOG is still making a few 5K offers (instead of 6K) in the Rosevine area but that if you got one you should think fast about taking it. I don't have an opinion on that. It's a personal decision.
