Looks like shelby is shaping up like this so far. NFR west shelby, Devon center, Cpk east. what do yall think.

Just received an offer for $3000 per acre and a 20% royalty. Any advice on what to counter with? I'm thinking $5000 and 25%. My acreage is close to Shelbyville.

Anyone have offers in the Rusk County School Land Survey in west Shelby county? Activity? Last I've seen is $2,000 per ac/ 25%. Anything better?
