I am an unleased mineral owner on a section that has a producing gas well on it. Section 34 range 11, Samson Contour. It has been producing since last october,2009. I have recieved nothing from the company regaurding operations or anything else. Should I recieve anything at all from them? I have been told I should have recieved an owner number. To date I have recieved nothing. When should an UMO expect to start seeing royalties after a well has been put on the market?

SB - I just looked for a "comfortable" spot to post another POV. I don't mind wearing the "foil covered helmet" in other groups, but I figured I could take it off here. Helmets aren't "coif" friendly. lol

I just wanted to make a point, indirectly, without naming names or pointing fingers. I took no offense at anything you've said (so far), or anyone else for that matter.

And, upon reflection, my comments/thoughts on this specific matter could best be addressed in the UMI group. Although some of it is relevant to the "freeloader vs. pig" part of this discussion.

I found out in 2004 I was an heir to some property in Desoto Parish. After consulting with the family in 2007 and 2008 we were approached by brokers to lease us. The wording on the leases was awful, and such a rip off. I did not participate. This group did not lease the family. The ensuing confusion among the family partly due to their misunderstandings about leasing and misinformation and run around by lawyers and O&G leasing companies lead me to GHS. Here I found coherant and sometimes incoherant, and beligerant ranting, but the conversations on this blog have been very educational. UMI basics by Caliente really gave me some insight, and spurred me to study the Mineral code. I read it and re- read it to get an understanding. I sent a certified letter to my unitizer and in 20 days I got back a packet containing a to the penny list of the well cost.

I think I have another letter to write and certify in the mail right away making more requests. I would like to have another concerned and helpful UMO contact me by email for some guidance. This thread has been most interesting. I own 2 acres in Desoto Parish, a well on my property is putting out 19MM cubic feet per day.

Let me see if I understand this correctly!
You're happily living your life when some stranger show up on your door step and tells you his company has been authorized by the government to Expropriate (taking out of an owner's hands, especially taking property by public authority) certain stuff from under your property!
He says though that he is required (by law) to compensate you for this stuff and so commences with a deal his company is offering to compensate you. He says he will give you 1 part of the sales and he will keep 3 and he will pay the expenses out of his 3 parts. But you are no dummy and you know you don't have to accept his offer and in that case he will have to give you all 4 parts and he will get nothing but you will be responsible for all the costs his company incurs in removing this stuff he has been authorized to take from under your property.
So you let him know you know your rights and tell him you don't like his deal and aren't willing to share with him. So he tells you that yes that is your option but then that would make you a Low down dirty conniving lower than a worm's belly whining freeloading selfish pig and promises you will have to twist his company's arm to find out on your own (likely by hiring a lawyer) just how much of this stuff he's taking from you so you will know how much he owes you. And also he says to not be surprised (after the word gets out) if all your neighbors who did take the company deal feels the same towards you as we do!

Just seems like if someone doesn't want to go along with the driller, he's becomes considered some sort of leach! When really it's the driller who's looking to enrich himself by taking from the mineral owner.. So who really is the leach in this situation?
Maybe the driller should be making better offers perhaps..
I am not an unleased mineral owner. Everything I have is leased. Some HBP by old leases @ 1/6 royalty, some @ 1/4 royalty and several fractions in between. I don't have an axe to grind on either side of this debate. I would not be afraid to be an unleased mineral owner for some of my acreage, it just turns out that I'm not. I can easily see and argue both sides of this debate, especially if the name calling is left out. I do know one thing. If I were an unleased mineral owner and there was some legal way an oil and gas company (Operator) could spend the $8-$10 million to drill the well and the many hundreds of thousands of dollars over the life of the well to operate the well and then some time toward the end of the life of the well write me a letter and say: "Mr. Spring Branch, we're going to go ahead and plug and abandon (P&A) the well, but don't worry, we're going to leave your part of the reserves (gas) of the well in the ground for you to take out any time you want to. Just to show you good faith, we've left your gas plus an extra 10% (to be on the safe side) in the ground. You can take it out any time you want to". I'd be hollering like a stuck PIG!!!
If everyone rode the well down there would be no wells drilled.
Apropos the number of wells, well permits, units, etc., I think we can conclude that most folks don't, yes?
