Offered a lease for oil and gas in La.  

Lease is a Bath Form LA. Spec.  Is there anything hidden in the fine print we should be cautious of?

Would appreciate private response from someone who has been thru this.

Are we to assume then that everyone that wishes to lease your property will be using the Cheap Shot Custom Lease Form #1, no riders?  How long does it usually take you to get that bounced back from in-house legal from the lessee?

It's important to note that there are currently at least three "standard" Bath forms in use: Bath 4A, Bath Revised 6, Bath 14BR1. Additionally, many companies use versions of these forms that they have modified in subtle but significant ways. So while Bath forms may be a familiar starting point, they should still be read carefully before signing any lease, even one with a rider.

Agree. I first always look for the Bath-Gram mark on the preprinted form. Several of the land and lease management software packages have scanned versions of these model forms which appear to be facsimiles of these forms, but language can be modified or added within these "standard forms" with a click of a mouse. As with any contract, a number of seemingly nondescript changes in content and wording which, when examined collectively, can result in far-reaching implications within the context of and during the life of the lease.

Additionally, there are variants of each model form. Bath designates these variants by adding geographic, revision date and/or lease type information to the form number. These can act as additional triggers to inspect the form if, for instance, a revision date does not match a similar form and/or revision date of a form more familiar to you. The MLB 1-64 variant, for instance, contains an additional article which is a boilerplate 5-year Pugh clause. But then we get down to preferences. I dealt with one attorney who insisted on this form variant, then modified the five-year Pugh to two years and added a stratigraphic termination. I usually provide the "stripped down" lease form, then add a two-year Pugh clause on the attached rider, and a one-year stratigraphic Pugh. He liked his change better, even though my client then gained an additional year on all strata. (Different strokes...)

I trust that you are referring above to variants of the 42 CPM. If not, I would add this as a major Bath model form.
